How valet trash pricing works

Valet trash is priced per door, per month. The property pays the provider a per-door rate, and residents pay the property an amenity fee that is typically set higher than that rate. The spread between the two is margin the property keeps. That structure matters more than any single number, because it means the right question is not "what does it cost" but "what does it net."

What moves the per-door rate

Service nights. Five nights a week is the industry standard; more nights cost more, fewer cost less. Alfred offers 4 to 7 nights depending on what the community needs.

Unit count and density. A 300-unit community with garden-style buildings prices differently than a 60-unit property, because route efficiency is different. More doors in less distance generally means better per-door pricing.

Property layout. Stairs, building spread, distance to the compactor, and gated access all affect how long a route takes, and route time is the provider's real cost.

Contract length. Agreements in this industry typically run one to three years, and longer commitments often earn better rates.

Why we keep exact pricing off the website

Any provider quoting a flat rate before seeing your property is guessing, and guessed pricing gets corrected later in ways property managers do not enjoy. Alfred prices after a short walkthrough, on the spot, so the number you hear is the number you sign. What we publish instead is the model: our revenue calculator lets you plug in your unit count and see the revenue potential of the resident-paid structure for yourself.

The cost question owners should actually ask

Because residents fund the amenity, a correctly structured valet trash program is not an expense line. The sharper questions are about downside protection: What happens when a pickup is missed? How fast does the provider respond when something goes wrong? Is any of that guaranteed in writing? A cheap per-door rate from a provider who misses nights costs more in resident goodwill than it saves in dollars. Alfred backs service with a double-credit guarantee on missed pickups and a 2-hour callback guarantee during business hours, in writing, in every agreement.

Getting a real number

A walkthrough takes about twenty minutes, and pricing follows on the spot. Request a quote and Ken, the owner, will walk your property personally.
