Ken Osterbrook's life has been guided by a single operating principle: quit looking down and look up — and fill the gaps you see. It's how he chose Bible college. It's how he became a pastor. It's how a Kentucky native walked into GEICO Lexington in 2020 as one of six agents and became Agency Manager of the #1 performing office in Kentucky — a role he still holds today. And it's why, over dinner at Drake's on Tates Creek in late 2025, when his friend and mentor Elijah looked him in the eye and told him it was time to build something of his own — Ken listened. Alfred is that next chapter, built in parallel with the same standards that made his insurance office number one.
The idea didn't come from a spreadsheet. It came from memory. When Ken lived in Charlotte, NC, his apartment had valet trash — and it was, in his words, the best perk of the place. Reliable, simple, genuinely made life better. When he moved back to Lexington in 2020, he lived in three different apartments. None of them had it. He noticed the gap. That's what Ken does.
At the start of 2026, Ken spent time researching what kind of business he wanted to build. The answer kept coming back to the same thing: serve apartment communities as a trusted property partner — starting with the amenity he knew residents valued and that most local markets were underserved on. Alfred Property Services launched from that conviction.

Set out one properly tied bag outside their door during the approved evening window — before 8 PM on scheduled service nights. That's the entire resident responsibility.
Alfred reports issues directly and proactively so your team is never left guessing. Management hears about it before it becomes a headache. And if we miss a pickup, we double credit — no questions asked.
Containers are not included in the base service. Properties can add a uniform container program, pet waste service, or community bin service as add-ons.
