Ken Osterbrook — Founder & Owner, Alfred Property Services

Ken Osterbrook's life has been guided by a single operating principle: quit looking down and look up — and fill the gaps you see. It's how he chose Bible college. It's how he became a pastor. It's how a Kentucky native walked into GEICO Lexington in 2020 as one of six agents and became Agency Manager of the #1 performing office in Kentucky — a role he still holds today. And it's why, over dinner at Drake's on Tates Creek in late 2025, when his friend and mentor Elijah looked him in the eye and told him it was time to build something of his own — Ken listened. Alfred is that next chapter, built in parallel with the same standards that made his insurance office number one.

The idea didn't come from a spreadsheet. It came from memory. When Ken lived in Charlotte, NC, his apartment had valet trash — and it was, in his words, the best perk of the place. Reliable, simple, genuinely made life better. When he moved back to Lexington in 2020, he lived in three different apartments. None of them had it. He noticed the gap. That's what Ken does.

At the start of 2026, Ken spent time researching what kind of business he wanted to build. The answer kept coming back to the same thing: serve apartment communities as a trusted property partner — starting with the amenity he knew residents valued and that most local markets were underserved on. Alfred Property Services launched from that conviction.

Before Alfred
Church Leadership & Pastoral Ministry
Ken earned a degree in Church Leadership from Johnson University (Formally Johnson Bible College) in Knoxville, TN and served as a pastor — building a foundation in service, integrity, and showing up for people when it matters most. In the month before COVID, he made the difficult decision to step back and return home to Kentucky.
Career Pivot — GEICO Lexington, 2020
With no insurance background, Ken joined GEICO Lexington as one of six agents. In just over a year, he was promoted to Agency Manager. He then built that office into the #1 performing GEICO office in Kentucky — four consecutive years running — outperforming the Louisville regional office, a market twice the size of Lexington. The office landed in the Top 50 in the country and Ken became the most 5-star reviewed GEICO agent in Kentucky.
Bonus Parents — 13 Foster Kids Since 2021
Ken and his wife became foster parents — Bonus Parents — in 2021. Since then they have welcomed 13 children into their home, and welcomed two biological children of their own in 2024 and 2025. They learned there are over 9,000 children in Kentucky's foster care system — and not enough open homes to house them all. Some children spend days or even weeks living in offices because there is simply nowhere else for them to go. Ken and his wife saw the gap. They filled it. Same as always.

How is pricing handled?

Pricing is based on door count, service nights, and add-ons. Schedule a walkthrough and receive on-the-spot pricing tailored to your property — no vague estimates.

What do residents need to do?

Set out one properly tied bag outside their door during the approved evening window — before 8 PM on scheduled service nights. That's the entire resident responsibility.

What happens if there is a problem?

Alfred reports issues directly and proactively so your team is never left guessing. Management hears about it before it becomes a headache. And if we miss a pickup, we double credit — no questions asked.

Are containers provided?

Containers are not included in the base service. Properties can add a uniform container program, pet waste service, or community bin service as add-ons.
