Before service starts

Every unit receives a container. Alfred provides a black 13-gallon, USA-manufactured can with a lid: uniform across the community, sized for a household daily trash, and lidded so breezeways stay clean and pest-free between set-out and pickup. Residents get simple rules at onboarding: trash bagged and tied inside the container, set out by the posted evening time, container brought back in by morning.

On a service night

Residents set containers outside their doors in the evening. Collection runs during a set window, typically 8 PM to midnight, when residents are home and done generating the day trash but before anything sits out overnight. The collector works the route door by door, empties each set-out container, and hauls collected bags to the property dumpster or compactor. At Alfred, the person doing that work is a background-checked W-2 employee, and the property receives a completion report every service night so the office never has to wonder whether the route ran.

Service frequency

Most communities run five nights a week; Alfred offers 4 to 7 nights depending on the property needs. Select holidays are off, and residents are told which ones in advance so nothing sits out on a night no one is coming.

What is included and what is not

Included: bagged household trash in the provided container, collected every service night. Not included: loose or unbagged trash, overflow stacked beside the container, bulk items like furniture, and construction debris. Clear scope protects residents from surprises and protects the property from breezeways becoming staging areas. When something goes wrong

Things occasionally go wrong in every service business; the difference is what happens next. If Alfred misses a pickup, the property gets a double credit, automatically and in writing. If the office calls with an issue, the call comes back within 2 hours during business hours, 8 AM to 4 PM Monday through Friday. Those two guarantees exist because they answer the two questions every property manager actually cares about: what happens when you miss, and can I reach you.
